Reservations are made on a first come, first served basis. This applies solely to when a reservation deposit has been paid. It does not apply to when an inquiry was made.

Confirmation and Payment Schedule

A reservation is confirmed when a reservation deposit has been paid and policies agreed to (by paying the deposit).

The deposit is 1/3 of the total rent, to the nearest $10.00.

The deposit:
- automatically converts to rent
- guarantees the rate.

The remaining rent and the security deposit are due one month prior to arrival.

House information, including how to obtain the keys, will be sent via email after receipt of the remaining rent and the security deposit.

A reservation will be considered cancelled by the renter and cancellation policies will be applied if the remaining rent and the security deposit are not paid within 7 days after the due date.

Included in the Rent

The rent is all inclusive with: taxes, fees, linens, bath and beach towels, cleaning before arrival and after departure and weekly cleaning for stays of 10 nights or longer.

How to Pay

Online via HomeAway ReservationManager Payments or Airbnb using a Visa, MasterCard, Discover credit card. When booking directly with us, alternative methods like Paypal or wire transfer can be used.

Security Deposit / Damage Protection

USD 300.00 refundable deposit:
- due one month prior to arrival (when the remaining rent is due)
- to be refunded within 7 days of departure after return of keys and inspection.

Cancellation

- 60 days or more before arrival:
refund of the reservation deposit minus a USD 50.00 fee per each cancelled 1-7 night period

- 59 to 30 days before arrival:
no refund of the reservation deposit, full refund of remaining rent, if already paid

- 29 to 15 days before arrival:
refund of 25% of the total rent


- 14 days or less before arrival:
no refund

If the house rents to a new renter, for all or part of a cancelled period, the refund will increase. The amount will be based on the rent paid by the new renter up to a maximum of 90% of amount(s) paid by the renter who cancels.

If a renter chooses not to receive a refund but to apply paid amount(s) towards a new reservation, more than otherwise refunded will be applied towards the new reservation. The amount will be decided on a case by case basis. In this event, the rate is no longer guaranteed.

Check-in, Check-out

Check-in: after 2 pm
Check-out: before 11 am

Maximum Occupancy & Sleeping Arrangements

Normal occupancy and rent is for 1 – 6 persons, including children but excluding infants under the age of two.

With prior agreement, arrangements can be made for an additional 1-2 persons at an extra per person and per night charge (3 nights minimum). The charge includes linens & towels.

More than 8 persons are never allowed, excluding infants under the age of two.

One crib, without linens, is available upon request at no charge.

Cribs or portable children’s beds are allowed.

Renters’ own mattresses or beds are not allowed.

Access

Cannot be denied when authorized by owner. Non-emergencies will receive advance notifications.

Renter’s Responsibility

The renter represents all the persons in his/her party.

The renter is solely responsible:
- if any accident involving personal injury occurs within the property
- for any loss of and/or damage to the renter’s personal property

Owner’s Responsibility

To have damaged or nonworking essential items repaired or replaced as soon as locally possible.

Should the property become unavailable or uninhabitable - through no fault of the renter - the renter will be fully compensated for the unavailable/uninhabitable period.

Unless the cause of an unavailable or uninhabitable period is beyond the reasonable control of the owner:
Should the property become unavailable or uninhabitable 3 months or less before arrival the renter will in addition receive a compensation of USD 50.00 per each unavailable/uninhabitable 1-7 night period.

Pets

Pets are not allowed

Smoking

Smoking is not allowed inside the house. It is allowed on the terraces and in the garden.

Penalties

Penalties may occur if:
- there is damage beyond normal wear and tear
- house inventories are missing (not a broken glass or plate though)
- the master key is lost
- policies for occupancy, access, pets or smoking are not respected
- the house is very dirty and/or there are lots of dirty dishes and/or laundry
- check-out time is not respected

Exceptions

Exceptions to these policies can be made but they require prior agreement.
